Valuation of real estate
Real estate valuation is a set of measures designed to determine the current market value of real estate objects.
When assessing the value of real estate, three methods are used: profitable, costly and comparative (market). The procedure is mandatory by law.
Documents required for the assessment of residential real estate:
• Owner’s passport, spouse’s passport;
• Marriage certificate or certificate of civil status from the registry office;
• The basis of ownership (purchase and sale agreement, donation, inheritance, if built independently – the act of commissioning);
• Certificate of ownership of real estate;
• Inventory business;
• The House book;
• Statement of absence of arrest issued by the Ministry of Education and Science of Turkmenistan;
• The right to land, if available (if your own house is being evaluated).
Documents required for the assessment of commercial real estate (individuals)
• Patent, registration certificate + income declaration (if available);
• Owner’s passport, spouse’s passport;
• Marriage certificate or certificate of civil status from the registry office;
• The basis of ownership (contract of sale, donation, inheritance, if built independently – the act of commissioning);
• Certificate of ownership of real estate;
• Certificate of ownership of the land plot;
• Inventory business;
• An extract on the absence of arrest issued by the Ministry of Education and Science of Turkmenistan.
Documents required for the assessment of commercial real estate (legal entities)
• Constituent documents (charter, Unified State Register of Legal Entities, certificate of registration, statistical card, details of legal entity, license, certificates of State Standard);
• Director’s passport, order of appointment, power of attorney (for branches);
• Accounting documents (financial statements, initial and residual values, depreciation);
• The basis of ownership (contract of sale, donation, inheritance, if built independently – the act of commissioning);
• Certificate of ownership of real estate;
• Inventory business;
• Statement of absence of arrest issued by the Ministry of Adalat of Turkmenistan;
• Other financial and business documents (on request).
Additionally, documents on communications, engineering systems, tenants, etc. may be required.


Valuation of movable property
Valuation of movable property (or expertise) is the determination of the monetary value of a wide range of property objects. Such objects include cars, equipment, technological complexes and much more.
In order to carry out a qualified assessment of machinery and equipment, our company’s customers must provide the following documents:
• Full name of the object: brand, model, series;
• Manufacturing plant (company);
• Year of release;
• Copies of inventory cards for machines and equipment with the mandatory presence of the following data: inventory number, date of commissioning, cipher and depreciation rates of the initial cost (prices on the date of commissioning) — if the owner is a legal entity;
• An accounting certificate on the book value of machinery and equipment at the valuation date (specify the replacement cost, amount and percentage of depreciation and residual value) – if the owner is a legal entity;
• Copies of technical passports or, in case of absence, the technical characteristics of the object (power, weight, dimensions, mileage, performance, etc. – according to the technical documentation);
• Information about conservation and repair (replacement of components, assemblies, improvements).
